Residential Design Process
Standard Services
Initial Meeting- This phase is the first time meeting to discuss your ideas, wants and needs. Reviewing any design ideas you might have in way of sketches, plans and pictures. This is usually about an hour or two. After the meeting a proposal will be sent spelling out all services, fees, etc. Following you acceptance of the proposal we begin the design phase.
Design-
Additions/Remodels-The first step in the addition or remodel process is to revisit the building to obtain measurements of all affected areas, take photographs, and produce measured drawings. Once we have the measured drawings, we can begin the process of developing floor plans, interior and exterior elevations. Meetings and/or email will take place between myself and the owner to develop the design to your exact needs. Once design is finalized we begin the construction drawing phase.
New Construction- The first step of this process is producing scaled floor plans for the owners review. Once floor plans have been worked through we begin on the exterior elevations. Any input from the owner is helpful. Such things as pictures from magazines (interior & exterior) floor plan ideas they like, and drawings the may have done.
Some local municipalities require an architectural review of the design before it can be submitted for permits. This may involve some or all of the following; site plan information, green space information, floor plans, elevations, and color renderings.
Design Development- These are changes which may occur during the construction drawing phase due to structural issues that may arise or revisions wanted by the owner or owners contractor.
Construction Drawings- These are the actual drawings you will use to obtain all bids, permits and use for construction. This where the design drawings are taken to the the next phase and include; structure, electrical layout, dimensions, construction details, and specifications.
